... A GEM in the HISTORIC DISTRICT OF RICHMOND! House is deep-cleaned and immaculate. All owners' belongings have been removed from closets, bath vanities, bedroom drawers. Ironed designer sheets - it's iike living in a hotel!

Discover the beauty of living in a 3 bedroom (4th with your futon) historic home in the center Richmond. This is the perfect setting situated in Richmond's Fan District filled with stately homes of grandeur. Whether visiting the Virginia Museum of Modern Art, or strolling to a neighborhood restaurant, or visiting other cities nearby .... this is the place to call home.

The professionally decorated home is tastefully graced with an array of southern charm. The newly renovated kitchen, with its gas Thermador range, will be a pleasure for any foodie in your group: imported Italian tile backsplash with twin serving table; fully equipped culinary utensils and supplies; four Parson chairs and glass, black wrought-iron table as an eating area.

And step into the sunroom with its Palladium windows and floral love seat as the outdoors and sun come right in: this is where you're going to rest after a day on the town. Or, if the weather is nice, relax in the wrought-iron chairs with comfortable seating on the private side deck.

In the front parlor is the formal living room with pocket doors leading to the dining room providing seating for eight or more around the banquet table. Brass chandeliers provide the ceiling lighting throughout the house.

Upstairs, the master bedroom with queen bed and its adjoining bath is in the front of the house. You will enjoy the light coming in through the bay window as well as the newly renovated master bath with Carrara tile. There is also a guest bedroom with a double bed as well as a single bed in the third bedroom. A sunroom on the 2nd floor can also easily be furnished with a futon to make it a 4th bedroom. A hall bath with double sink serves both of these two rooms.

Our home is clutterless as our children are grown and live elsewhere. All personal items will be removed so it will be like living in a high-end hotel with the additional amenities of a professional kitchen; elegance throughout the house, and a neighborhood considered the best in the city. Ideal for a small wedding reception, too!

The Fan is a unique place to live. To name a few of the attractions: The Virginia Museum of Fine Arts (a MUST with a fine-dining restaurant as well as casual cafe - 8 blocks away); Maymont (park/small zoo/nature museum/historic Victorian home to tour); The Virginia Museum of History and Culture; The Valentine Museum; Hollywood Cemetery (famous U.S. presidents' burial ground); Carytown - walkable 1 1/2 miles away for shopping with a lovely assortment of restaurants/ice cream/ coffee shops you'll love); downtown with its quaint shops and restaurants as well as the Virginia Capitol.

Craft beer lovers will enjoy the large number of craft breweries in the area, especially In Scott's Addition which is a walkable 12 blocks away.

Restaurants galore: Joe's Inn (only a few blocks away - Italian, inexpensive and the local watering hole, HUGE servings, great breakfasts and carry-out service); Uliveto on Robinson - cool vibe with great cuisine; Kuba Kuba - Cuban cuisine 6 blocks away; pizza shops; ice cream parlors; Hop in the car and go to Stella's about a mile away - Greek cuisine with reservations recommended; downtown there is Julep's; in Church Hill there is The Roosevelt with a new Southern Cuisine menu, and some yummy pastry shops. Richmond is a foodie city.

There is a folder on the kitchen counter with great information on additional restaurants. You will also receive information on restaurants and things to do once our agreement is finalized.

Public bus transportation is available a few blocks away. Will take you east into the downtown area for the theatre and restaurants and beyond that to the river with hiking trails. An easy drive west to the University of Richmond and south to MCV-VCU.

A central location for travel to nearby areas of interest:
1. 2 hours to Washington, D.C.
2. 1 1/2 hours to Charlottesville (visit Monticello, the home of Thomas Jefferson and University of Virginia founder with the mountains as the backdrop. Some great wineries in the area, too, including The King Family Winery with polo matches).
3. 1 hour to Colonial Williamsburg (an awesome replica of colonial life in early Virginia with reenactments and restaurants serving colonial fare) and Jamestown (the first settlement in America); close by is Yorktown, a Revolutionary War city.
4. 1 hour to historic Fredericksburg: visit Kenmore, a Revolutionary War estate in the center of the city; the Mary Washington Home (George's mother); Civil War museums and battlefields; and a small American Impressionist Museum and home of Gari Melchers; a quaint downtown with additional historic museums and homes and some fine restaurants.
3. 2 hours to Virginia Beach on the Atlantic.
4. 20 minutes to Kings Dominion for recreation.

The Fan Area Historic District is a large late 19th and early 20th-century residential neighborhood west of Richmond’s downtown commercial district. The neighborhood is unquestionably one of the city’s greatest cultural and architectural assets. Within its boundaries lies a rich, cohesive collection of historic buildings in a variety of architectural styles such as Italianate, Richardsonian Romaneque, Queen Anne, Colonial Revival, Bungalow, American Foursquare, Tudor Revival, Spanish Colonial, and Art Deco. The district developed largely from c. 1890 to c. 1930, a period of general economic prosperity for the City of Richmond. The name of the district refers to the way in which certain streets radiate or “fan” westward from Monroe Park.

Architecturally, most buildings in the district are brick row houses and semidetached or detached town houses, usually 2½ stories in height with a porch or stoop fronting the sidewalk. The playful irregularity of rooflines, turrets, dormers, bay windows, cornices, projecting porches, and recessed entrances of the houses adds to the Fan's unique visual interest and charm. Two antebellum houses in the district individually are listed in the National Register of Historic Places: the 1857 John Whitworth House, a frame house at 2221 West Main Street and on the same block at 2226 West Main Street, the 1859 William W. Morien House. The John Marshall House is of interest, too.

The area thrives again today with many restaurants, corner stores, small businesses, and churches interspersed throughout the dense tree-lined residential neighborhood.

HOME IS IMMACULATE AND WELL-MAINTAINED. Designer linens, towels, all bedding from the mattress pad to the bedspread are deep cleaned for each guest. THERE IS A CLEANING CHARGE. Kids playground "Meadow Park" a few blocks away.

Old house: The chimneys are inoperable. Squeaky staircase. No smoking, please. Be conscious of the AC and heating costs! Thanks! (There are no large screen TVs. - sorry guys!) On-street parking.
