Completely unwind in this spectacular all season, waterfront home on Lake Memphremagog and just 45 minutes from Jay Peak Ski Resort. Enjoy hiking, biking, and skiing and glorious sunsets from the dock. Relax in the spacious living room, sun-filled master bedroom with the views of the lake and Jay peak. Grand rec room with lake views and chock full of games for every age. The sounds of lapping water will lull you to sleep.
Included with the house are also 2 paddle boards, 3 single kayaks and 2 two-person kayaks for your use.

This waterfront home is on a point of land reaching out into lake Memphremagog just below the Canadian border. It is extremely private with a beach, lawn, a large dock and deck. It borders almost 1000 acres of US and Canadian preserve with walking paths. There is also a five mile long bike path that will take you to the town of Newport, perfect for biking or walking. Or you can cross the border and the path will take you about 20 miles into Canada. The paths on this side of the border also connect to local mountain bike and X-country ski trails that are groomed by a local ski association where you can rent x-country skis. There's plenty to do in every season, great restaurants, biking, tennis, watersports (you can moor your boat right to our dock), and hiking.

Note regarding bedrooms. Master bedroom is a King size bed. There are three additional bedrooms, two with queen size beds and one with a double bed.
The following are our house rules:
1. Smoking is NOT allowed in the house or on any of the grounds of the property.
2. Pets are NOT allowed on the property.
3. Additional guests may not stay overnight on the property without the Homeowner's consent.
4. This is a privately owned home. The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest, any member of the the guest's party or any other person the guest permits on the property. By accepting this reservation, it is agreed that the guests and all members of the guest's party are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
5. Keep the property and all furnishings in good order
6. Only use appliances for their intended uses
7. Housekeeping: There is no daily housekeeping service.
8. Linens and Towels: Please wash any linens and towels you use and return them to where you found them.
9. Pantry: We keep a well-stocked pantry for the convenience of our guests. If you use up (or significantly deplete) an item, please replace it.
10. Toilet Paper, Paper Towels, Trash Bags: You should find the following available for your use:
a. 2 Rolls of toilet paper in each bathroom
b. 1 Roll of paper towels and 2 trash bags in the Kitchen
If you require more please purchase your own and please purchase only septic safe toilet paper (available at most supermarkets and Walmart). We keep an extra supply of all of the above in the ground floor bathroom closet. If you use any above from our extra supply, please replenish it so we have enough for future tenants.
11. Wood Box: You should find a full wood-box inside the house. If you use wood, please re-stock the wood box from the wood stored outside, behind the garage.
12. Trampoline: Trampoline use is at your own risk and may not be used by a total of persons weighing more than 500 pounds.
13. Green Egg Barbecue Grill: Do not use lighter fluid with the Green Egg Barbecue and only use hardwood charcoal. Detailed instructions for use of the Green Egg are provided with the property.
14. Water and Septic: The Property is on a well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than septic safe toilet paper. No feminine products should be flushed at anytime. Please do not dispose of cooking grease in the disposal (wipe pans with a paper towel and deposit in garbage or pour cooking grease into a glass or metal container and dispose of it in the garbage at the end of your stay. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $2000.
