Originally built in the late 1400s and nestled in an acre of olive trees, with a sweeping view of the Mediterranean Sea, il Luppolo Nero is a three-story stone farmhouse, featuring three beautiful master bedroom suites, each with its own private terrazzo with spectacular views. Located in the soft hills of Tuscany, il Luppolo Nero overlooks Tuscany's largest and most exciting seaside resort, Viareggio, the evocative Lake Massaciuccoli, the picturesque and convenient town of Massarosa, and the surrounding foothills which lead north to the vast marble caves of Cararra and dramatic scenery of the Apuan Alps and south, past the fields of sunflowers, to the cities of Pisa and Livorno.

Every window in the house allows for magnificent views of the surrounding countryside. Looking west to the Mediterranean, one sees the islands of Corsica, Elba, Gorgona and Capraia. To the south lies Lake Massaciuccoli and beyond the lake, in the distance, you can see the Leaning Tower of Pisa. Further south is the port city of Livorno, with the constant comings and goings of the major cruise ships, the nearest port to Florence, Pisa and Lucca. To the east is the village of Pieve a Elici, with its most famous structure, the 11th century Romanesque church San Pantaleone. To the north are acres of olive groves in the surrounding hills. You only need to move from one window to the next to experience the changing light and colors that have inspired Italian artists throughout the centuries.

il Luppolo Nero is a three-story stone farmhouse featuring three beautiful master bedroom suites, located on the second and third floors. All three suites are beautifully appointed, furnished with antiques from the local area, and each suite has its own private terrazzo with views of the Mediterranean Sea, Lake Massaciuccoli and the surrounding countryside. In the distance, one can see the Leaning Tower of Pisa and, on clear days, the islands of Corsica, Elba, Gorgona and Capraia. The first floor contains the living room and dining area, bathroom, cantina, as well as a very large, fully-equipped semi-professioal kitchen.

Our house reflects the style and ambience of an old "rustico." The bricks on our floors were retained or have come from similar-vintage houses; the old beams and rafters were replaced, using new chestnut wood, hand-cut in the traditional style; and the hand-made terracotta tiles on the roof are original. Attached to the house is a fully-functioning wood-burning "forno" (brick oven) for making pizzas.

Wherever possible, materials from that era were used and integrated into the restoration. Therefore, the interior of the house has "the feel" of the old house from hundreds of years ago, complete with period antiques from the area, but with all the comforts and conveniences of a modern home.

Il Luppolo Nero features a large, kidney-shaped in-ground swimming pool. Contained within the pool is a six-jet Jacuzzi system for utmost relaxation. The swimming pool is located just below the main house, nestled in between the olive trees, with breathtaking views of the Mediterranean Sea, Lake Massaciouccoli, the islands and, in the distance, the Leaning Tower of Pisa. Furnished with Dedon lounging chairs, including the eye-catching Daydream piece, the pool area is also a perfect place to have a barbecue or dine in the shade under the hand-crafted iron pergola covered with wisteria.

The house is surrounded by the lush and varied vegetation of the Mediterranean, as well as a variety of fruit trees. Grapevines full of sweet concord grapes are found in several sections of our property.

Located only 25 minutes from the medieval walled city of Lucca, Il Luppolo Nero is located in the part of Tuscany known as Versilia, which spans the Tyrrhenian coast (Mediterranean Sea) from just south of Viareggio to Forte dei Marmi and inland from the sea to the Apuan Alps, famous for its marble caves, scenic mountains and nature trails. Influenced by the Mediterranean weather pattern, Versilia enjoys quite mild winters and warm summers with sea breezes helping to keep the temperatures comfortable. The principal towns in Versilia are Viareggio, Forte dei Marmi, Pietrasanta, Camaiore, Massarosa, Seravezza, Stazzema, and Torre del Lago Puccini.

il Luppolo Nero is within easy day trips to Florence, Siena, San Gimignano, Vinci, Volterra, Montalcino, Montepulciano, Pienza, Pietrasanta, Forte dei Marmi, the island of Elba, the unspoiled and beautiful districts of the Garfagnana and the Lunigiana and almost all of the major attractions of Tuscany. Il Luppolo Nero is also very conveniently located for those wishing to visit the Cinque Terre, Portovenere, Portofino, Rapallo and Santa Margherita and the lesser-known but equally beautiful Ligurian seaside villages north of Tuscany.
