285 square metre (3067 square feet) award winning home built in 2016. Built for an easy living lifestyle it has more than 100m of additional decking of which almost half is covered. The house is surrounded on 3 sides with grass and lake reserve, making it very easy care. 2 lounge rooms plus 4 full bedrooms and 2 bathrooms provide heaps of room. Two of the bedrooms have king beds. The other 2 have very comfortable fold out couches with extra topper pads. These have been used comfortably as double beds for more than a month at a time. The beach is 7 minutes walk via flat paths. Papamoa beach connects to Mount Maunganui to form a 17 kilometre stretch of beautiful all sand beach. The house has extensive north and west facing outdoor spaces. It is surrounded with abundant bird life, with pukekos, ducks and herons in residence. Plus fantails and kingfishers.
2 mountain bikes, 2 E-bikes, two sets of golf clubs - Full BBQ. Petanque sets.
Friendly neighbourhood where everybody knows each other so it's easy to find support or advice.
The house is wheel chair friendly.
Full central air conditioning and abundant insect screens to allow the house to be open but secure.
2 full umbrellas for the summer heat.
Outdoor seating for 20 plus people.
Sky, Netflix and Disney. Plenty of toys for kids including body boards.
Internet/wifi is Max Fibre 700-900/500.

Papamoa is New Zealand’s fastest growing area, so the facilities are all new and to the highest NZ standards. Being surrounded by amazing lakes and reserves has not changed the quiet feel of the place, even with extensive tracks for walking and bike riding. Papamoa beach is a modest surf beach as are most New Zealand east coast beaches. Supermarket, restaurants, pub, cinema and cafes are all within easy walking distance. Over the hills within an easy 45 minute drive is Rotorua (New Zealand's most visited tourist region). Hobbiton is just 50 minutes from Tauranga. Natural hot pools are at Mount Maunganui. Bus stop is 2 minutes flat walk.
Two full sets of golf clubs are available and 7 courses are within easy drive.
Whakatane is a beautiful coastal drive of 35 minutes. Big game fishing and whale watching also leaves from there. The Waitomo Caves are accessible as a day trip.
Papamoa beach is 7 minutes flat walk - perhaps spot dolphins or the odd seal. Over 100 walking tracks surround us or within a 30 minute drive.

When you depart we ask that you strip the beds, make up the two main beds and place used sheets and towels in laundry hamper, plus clean the normal parts that need it (kitchen and bathrooms) and vacuum the house.
