This home we are offering for exchange is our detached Guest House located on our 50 acre property. While it is in eyesight of our home, we are in a remote location, and surrounded by 50 acres of pine trees. Our property has 1000 feet of frontage on a large 80 acre pond. There is one other vacation rental (further down our driveway and out of site). We have many amenities that we will share with you and our vacation rental guests: our pool, our private tennis court, a detached gym with outdoor ping pong table, a detached wood fired sauna, and an outdoor shower. While most of the grounds are shared with us an our vacation rental guests, this Guest House has private outdoor space that is only for your use: there is a large private deck off the front with outdoor lounge and dining set, a BBQ (connected to the house's propane), and off the back of the Guest House there is another private deck with a hot tub and a wood fire pit with seating.
The Guest House is a 2-story 1920's Maine Cottage with three bedrooms and two baths. The downstairs bedroom has a king size bed and ensuite full bathroom. Upstairs are two additional bedrooms (bedroom 1 has a queen bed and twin roll-away, and bedroom 2 has a queen bed, twin bed, and another twin roll-away) with a shared full bath. Both bathrooms have large shower stalls. While we don't have a tub indoors, you do have a private hot tub for your use right off the living room. The kitchen has a dining table that can sit 8, and there is a 4 top round dining table in the living room as well. We have a smart TV, Sonos speakers throughout, a record player with record collection, board games, puzzles, art, fully equipped kitchen, all linens provided, and much, much more.

We live in a remote town, about 2 hours from Boston and 1 hour from Portland Maine, with a year round population of 900. We are about 25 minutes from the closest town with groceries and restaurants. The main attraction for our property isn't the neighborhood, but the property itself. Our house and the guest house are located at the end of a long driveway, and we are surrounded by our private 50-acre forest of pine trees. You won't see anyone other than us and the guests staying in our vacation rental at the beginning of the driveway. Because we are in a remote location, we have a well stocked kitchen so you can prepare all your meals here. We recommend stopping at a grocery store on your way in, or bring prepared meals from home. We will provide a short list of restaurant recommendations you can drive to within 15-30 minutes if needed!

About us! We are a family of three: Cristina, Liz and our 11 year old son Luca. We have a small, well-behaved beagle, Luna who we love to travel with. We live on the property and our rely on our income from renting the schoolhouse and the guest house out during the summer months (and most weekends during the winter). We offer the guest house/cottage and the schoolhouse on home exchange during the periods the home is not rented - which is mostly during the week, during the winter. We try to keep our calendar updated to reflect when it is not rented, and available for exchange. They are normally fully booked during the warmer months. For more options, we'll soon be adding our personal home for exchange as well.
We are interested in a few different types of exchanges: 1) guest points are always considered. 2) Reciprocal exchanges that are within driving distance, like NY, Canada, east coast towns. 3) We are also interested in traveling to warm weather, if it's a short-ish flight away. 4) Some areas we would love to do reciprocal exchanges to: New Orleans, Mazatlan Mexico or other MX beach towns, Northampton MA, Cape Cod, Florida. 5) And lastly, we are interested in traveling to Hawaii for 2 weeks to 2 months a year, perhaps in the months of Jan/Feb/Mar. 2026? We'd love to find someone in Hawaii who would do a reciprocal exchange with us during the winter.
Other than that, we are looking to stock up on points this year (2025) and do more traveling in 2026 and beyond.
