My home is a delightful two-story single-family residence, perfectly situated down a peaceful and picturesque Lane but within easy walking distance of downtown Boulder. The main level features a comfortable living room with Smart/Apple TV and a free-standing gas stove providing heat and ambiance, an open dining room, and a fully updated and modern kitchen with gas range. Also on the main level, a small yet inviting bedroom has a separate yet convenient tub/shower bathroom.
Upstairs, the second level offers a spacious master bedroom with French doors leading to a small outside deck (view of Flatiron mountains), and en suite bathroom with separate toilet room, large glass walk-in shower with tile bench and rainfall showerhead, and skylit walk-in closet. A stacking washer/dryer is upstairs as well. A serene library space, perfect for reading, writing, or relaxation, is just off the master bedroom upstairs. My bricked backyard patio is my joyful place with potted and natural foliage in growing months, an Italian Deruda table for morning coffee or al fresco dining, and a covered porch with chairs, both fixed and rocking. My home is an ideal balance of functionality and comfort, making it a wonderful space for a couple to call home.

Perfectly located in the historic Whittier neighborhood of Boulder, this is a walker's paradise with enchanting gardens, shade trees, and fascinating Victorian architecture. Just a short and pleasant stroll away lies the vibrant Pearl Street Mall, where you can indulge in the city's best restaurants and shops both artsy and traditional. Even from Pearl Street, the jagged Flatiron mountains are dominant.
Take a walk through Mapleton Hill Historic District to find restored homes dating from the early 1800’s. Boulder is known for its range of cultural restaurants, healthy grocery stores, and walkable shopping. Breweries in Boulder include Upslope and Avery; New Belgium Brewery (Fat Tire ales) is an hour’s drive north in Ft. Collins. BookCliff and Redstone wineries are within a 10-minute drive of my home. For outdoor enthusiasts, it's a quick drive to Boulder's renowned trails, ideal for walking, cycling, or hiking amidst the breathtaking Flatirons. Walk around Wonderland lake (a 10-minute drive away) and watch the hang gliders float from the clifftops over your head or take on the 13.1 mile Mesa Trail at the base of the Flatirons with gorgeous wildflowers. Chautauqua Park is just two miles from my home where you can find historic buildings, take in an outdoor concert, or hike the 40 acres of trails. The University of Colorado, Boulder is within easy walking distance where you can attend the summer Shakespeare Festival, check out college sports, or just enjoy the nearly 800 acres of gorgeous Italian-architecture campus and open spaces. The Boulder bike trail is blocks away from my home where you can ride for miles along Boulder Creek and up Boulder Canyon to more hiking trails.
Just 30-minute drive up Boulder Canyon takes you to Nederland where you can launch into hiking the Indian Peaks or drive the Peak-to-Peak highway, stunning in autumn colors. Lyons is just a 30-minute drive, the gateway to Rocky Mountain National Park, and its own funky location of brew pubs, one-off restaurants, and the Mabon Music Festival in September. Eldora Mountain Ski Resort is just a 40-minute drive from my home, with that famous dry Colorado powder.
