Our home is our resting place, where silence reigns due to the quiet location close to the forest. We live here as much as we can, but often need to be elsewhere, and in any case we can move to another property during the exchange, so we will normally make the whole property available and are flexible on dates, but we are happy to discuss all options.
It's a large 200+ sqm split level apartment in a relatively modern mountain-type residence with only 8 flats, most of which are used as second homes and therefore often empty. It's a very quiet building and area, ideal for resting all year round. Perfect for skiing in the winter or for trekking in the summer.
Please note that we request a minimum of 7 nights, and that although our home can sleep 12, we recommend a maximum of 6 adult guests. We indicate where the beds are so that you can decide how to divide the space between guests.
At entrance level, on the second floor with lift (which is accessible directly from a private underground garage or from the main pedestrian entrance), are a living room with fireplace stove and large balcony, separate kitchen, two bedrooms and one bathroom. Upstairs is an amazing loft, completely covered with wood, with plenty of beds (four single beds, which are stacked up when not used, and a large double bed), a second bathroom and a balcony overlooking an amazing mountain peak. Directly from the balcony you can watch the sunset.
If you have a car there is an underground garage with remote control access.
Independent gas heating, all appliances provided. There is no air conditioning, but given the altitude of 1000m it's not needed, our home is cool even in the hottest day of the summer.

The property is on the outskirts of the small village of Siusi, which gives name to Alpe di Siusi, or Seiser Alm (we are in the German-speaking part of Italy, so German speaking visitors will feel at home), one of the finest mountain destinations in the Dolomites and the largest high-elevation Alpine meadow in Europe.
Walking from the property some 150 meters you can enter a forest which leads all the way to the peaks of Alpe di Siusi, including the iconic Santner Spitz, visible from the upstairs balcony. Plenty of destinations can be reached with well indicated mountain trails, directly accessible from home, including the picturesque Laghetto di Fie.
With a five minutes walk you can reach the cable car taking directly to the Alpe di Siusi, at 2000m of altitude. Its a famous skiing resort in the winter, and a trekking paradise in the summer. As there are no cars allowed in the plateau, apart from the few residents, the air is one of the cleanest in Europe.
The small and quiet village os Siusi is at an altitude of 1000 mt. and offers all amenities, including restaurants and supermarkets. Due to the altitude, it's really fresh during the summer. During the winter an efficient gas heating system and the great insulation with double glazing makes it a cozy home.
A lake is some 10 minutes drive or bus away. The lovely historical city of Bolzano is only 30 minutes away and easily reachable also by a regular bus service (bus station is a 4 minutes walk away. In fact, the public transport system is really efficient in this area, making it easily accessible even you fly from overseas and don't have a car. Main international airports are Verona or Innsbruck, both connected to Bolzano with train.

We can provide bed linen and towels, but if you're travelling by car we would prefer if you could bring your own, especially if you are a larger group. Clearly all conditions will be agreed upfront, with full transparency.
As there is so much to do and see, we recommend a minimum stay of at least a week: the nature in this area is pristine and you will feel rejuvenated after staying here. If you are into wellness and are looking for some kind of holistic retreat (including yoga or meditation), we can discuss your requirements and help you find what you are after.
As in the typical tradition of the area, homes are shoe-free, and you can leave your shoes, together with your problems and worries, outside the door. You may want to pack your slippers.
No smoking in our home, if you can't help it there are two balconies. No pets allowed, otherwise our cat Nut will get upset by their smell when she comes back in.
We don't have WiFi, as we promote digital detox, but mobile phone signal is strong in the area and easily accessible in the flat. We can help you get a hotspot if needed for work purposes.
If you are not able to return our home in the clean conditions you found it, you can pay a cleaning fee upfront, to be agreed.
